Terms and Conditions of Booking Scolt Cottage

  1. The contract of hire is between the hirer and owner of the property. On receipt of a completed booking form a booking confirmation, deposit receipt and a due date for the balance will then be sent to you.
  2. We cannot accept bookings from persons under the age of 18.
  3. A non-returnable deposit of 20% is payable at the time of booking, however bookings made less than 6 weeks before the arrival date must be paid for in full.
  4. The balance of the holiday cost must be paid no less than 6 weeks before the commencement of the holiday.
  5. Approximately 10 days before your holiday we will send directions to the cottage and instructions for obtaining the key.
  6. Data Protection is important to us. Your information will not be passed to a third party and will only be kept for as long as is necessary in connection with your booking.
  7. If the hirer cancels the holiday more than 6 weeks before it is due to start the deposit will be forfeit. If the hirer cancels the holiday less than 6 weeks before it is due to start then the full balance remains due and is not refundable. If the property can be re-let an appropriate refund will be made. The hirer is strongly advised to take out holiday and travel insurance.
  8. In the unlikely event that the cottage becomes unavailable due to events out of the control of the owner, the hirer will be entitled to a full refund.
  9. A damage deposit is not taken, however if damage is caused an appropriate charge may be levied. Minor breakages will not be charged for but should be notified so that they can be replaced.
  10. The cottage should be left clean and tidy on departure. On departure the cottage must be locked with the set of keys that are kept in the key-safe and that set returned to the key-safe. The set of front and back door keys must be left on the hooks in the rear hall.
  11. Towels are provided (bath sheets and hand towels), they must not be taken from the property or used to dry a dog.
  12. The cottage will be available from 4pm on day of arrival and it must be vacated by 11am on day of departure.
  13. One well behaved dog is welcome by arrangement and a fee of £10 will be levied per visit. Dogs are not allowed upstairs, on beds or chairs and must not be left unattended. Please bring towels to dry your dog. The hirer is liable for any damage caused by their dog, please remove all evidence of the pet before departure. To the best of our knowledge the garden is secure but the safety of the pet is the responsibility of its owner.
  14. Smoking is not permitted
  15. In the case of an emergency it may be necessary to enter the property. Notice will be given if essential maintenance is needed during your stay. Your right to privacy will be respected and every effort will be made not to disturb your holiday.
  16. Except when permitted in writing by the owner, occupation must be limited to a maximum of four people.
  17. Wi fi is available for your convenience. We may have to charge for excessive use so please do not use for downloading films or streaming music.

Scolt Cottage is a terraced, two-storey fully renovated two bedroomed holiday cottage which sleeps fuor people.  It is siutated on New Road, Burnham Overy Staithe, PE31 8JD.

 

  1. The Cottage 200m from harbour, coasthopper bus stop or village pub.
  2. Parking is on road and there are no parking restrictions
  3. The key to access the property is in a key safe.
  4. The front door is accessed across a small gated paved area.
  5. There is an outside light which is switched inside the cottage.
  6. From the road, the back door is accessed via a passage to the right of the neighbouring property which leads to a shared pathway. The outside light is switched inside the property
  7. The Cottage has under floor heating throughout, powered by an air source heat pump. There are thermostats on each floor.
  8. The fuse box is located in a cupboard on the right hand side of bed 2.
  9. Wi Fi is available.
  10. The mobile phone signal can be poor depending on your provider. The nearest telephone box is 100m away on West harbour Way.
  11. The back door opens into a small entrance area with stairs to the first floor. There is a door into the living/kitchen.
  12. The front door opens into the open plan living/ kitchen, which has a brick and pamment floor, partially covered by a rug. There is a log burner (guard provided)
  13. The wooden staircases are not difficult and have a handrail.
  14. The flooring on the first and second floors is oak boards
  15. The landing gives access to the shower room with hand basin, toilet and low level shower tray. * note that there is no downstairs wc at the property
  16. The king sized bedded room is accessed from the landing.
  17. From the landing, a door leads up a flight of stairs directly into a twin bedded room, which has a sloping ceiling.
  18. Duvets are down filled, pillows are either down or synthetic filled. Bed linen is cotton.
  19. The garden is accessed from the back door of the cottage, across a two metre concrete path and through a gate. The garden is fully enclosed and has a patio and summerhouse with electric lighting
  20. The laundry room is in the garden.
  21. No smoking
